Meeting Minutes

·     Gatekeeper to make sure that when the secretary isn’t available, we have a backup.

·      

 

How Best to Apply Collections and Enforcement Policy In A Fair and Reasonable Manner:  A Recent Letter

 

·     Reaction and Review of Letter from owners of Lot 49

 

·     A bit of a test case:  What are the implications for us as a Board as we endeavor to encourage maintenance of lots and structures?

 

·     Does this rationale prevent us from applying our Collections and Enforcement policy?

 

·     Merit of putting out a reminder notice on website before we talk to individual residences?

 

·     How do we avoid appearing arbitrary or discriminatory if we talk to owners about Lot and Structure maintenance?

 

·     Example:  If weeds are only to be removed once a year, when is it reasonable for the Board to talk with residents about possible neglect in addressing this issue?

 

·     How do we define weeds?  Clover?  Chick Weed? Thistles?

 

·     Should “once a year” apply to weeds growing in the sidewalks in front of residences? How about weeds growing in the lawn?  The flower beds? In the aprons?

 

·     How “good” is good enough when it comes to addressing weeds? Consistency?

 

·     What about recycling and trash bins?

Need for Maintenance of Entry Signs on Batten Road

 

·     Should we enlist Castellon Landscaping to service our common areas at this juncture in the year?

·     We agreed to 4x/year. This would be our 3rd time this year?
